Title: Research Analyst (Founder's Office)

Company: Metric and Yield (A CoinedOne Venture)

Location: Remote / Bangalore

Compensation: 20,000 50,000/month (Entry Level / Internship)

The Mission

Metric and Yield is building the "Bloomberg of Dubai Real Estate" for

individual investors. We don't sell properties. We sell the truth behind the

numbers.

Your mission: own the data engine that powers our credibility. Every yield we

publish, every "Lemon" we flag, every oversupply warning we issue that's your

work.

What You'll Ship (Week 1 Onwards)

This isn't a "learn the ropes" internship. You'll be producing live output

that goes to paying subscribers.

Weekly:

* Pull rental comps from Bayut/Dubizzle for target communities

* Update the Net Yield Tracker with service charge data (Mollak/DLD)

* Draft the data section for that week's newsletter issue

* Fact-check every number before publication

Monthly:

* Produce one "Yield Watch" deep-dive (e.g., "JVC: Gross is 7.5%, Net is 4.8% Here's Why")

* Update the Delivery Delta tracker developer promises vs. RERA completion filings

* Flag one "Lemon" building with documented issues (chiller, management, construction delays)

Quarterly:

* Refresh the full Net Yield Database (50+ buildings)

* Produce a Supply Monitor report on upcoming handovers vs. absorption capacity

* Contribute to premium research reports for B2B clients

The Four Jobs Inside This Job

1\. The Truth Teller (Yield Watch)

You calculate what investors actually take home. Gross rent minus service

charges, minus vacancy, minus maintenance = True Net Yield. When brokers say

"8%," you prove it's 4.8%.

2\. The Watchdog (Supply Monitor)

You track the "Delivery Delta" the gap between what developers promise and

what RERA filings show. You'll flag delays, oversupply hotspots, and

regulatory shifts (Golden Visa thresholds, DLD circulars, corporate tax

changes).

3\. The Builder (Proprietary Data)

You build our moats: the Net Yield Database, the Service Charge Tracker, and

the Lemon Detector. These are the assets that make M&Y defensible.

4\. The Granular Analyst

"Dubai Marina" is not an answer. "Princess Tower vs. Cayan Tower" is. You

produce building-level analysis that survives scrutiny.

Free / Daily Use:

* DXB Interact (DLD transactions, service charges)

* Mollak System (building-level service charge verification)

* RERA project tracker (construction progress)

* Bayut / Dubizzle (rental comps directional, not gospel)

Research Reports:

* Knight Frank, Savills, CBRE, JLL quarterlies

* Fitch/Moody's ratings commentary

* Cavendish Maxwell supply pipeline

Who You Are

* **Obsessed with accuracy.** One wrong number kills credibility. You triple-check before you ship.

* **Contrarian instinct.** When everyone's bullish, you run the math. The gap between hype and reality is our content.

* **Excel/Sheets native.** You live in spreadsheets. SQL or Python for scraping is a plus.

* **Resourceful digger.** You find information that isn't on page one tenant forums, government portals, maintenance records.

Requirements

* Strong Excel/Google Sheets proficiency

* Ability to synthesize complex data into clear, actionable insights

* Entry level we don't need years of experience, we need high aptitude and obsessive attention to detail

* Bonus: Familiarity with real estate metrics (yield, cap rate, service charges) or willingness to learn fast

Growth Path

Start: Research Analyst data production, newsletter support

6 months: Own a content pillar end-to-end (Yield Watch or Supply Monitor)

12 months: Senior Analyst manage proprietary data products, contribute to

B2B research

Beyond: Head of Research track as M&Y scales

To Apply

data and found something that wasn't obvious.

Example: _"I analyzed X dataset and discovered Y, which contradicted the

conventional assumption that Z."_ This is mandatory. If you can't point to a

time you did the work, this isn't the role.

The bar: Your first newsletter contribution will be read by investors

making six-figure decisions. Act accordingly.
